What Are Egress Windows?

Egress windows keep individuals safe in case of a building fire. They are rated for emergency exit and escape from buildings, and they are easy to operate at any age, thanks to the simple release knob.

Egress windows must follow the International Residential Code (IRC) and be sized appropriately. The IRC requires that these windows have a minimum 20-inch width and 24-inch height for the clear opening, a minimum net clear opening of 5.7 sq. ft. (5.0 sq. ft. for ground floor windows), and a maximum sill height of 44 inches above the floor, with the target being 42 inches.

What are Egress Window Wells?

Egress window wells also help individuals escape a building in case of a fire. They hold back soil, debris, and other elements from basement windows, allowing room for an emergency exit. These wells also provide the basement area with ventilation and light.

IRC egress window well dimensions are as follows. The well’s horizontal projection and vertical width must each be 36 inches minimum, while the well’s minimum surface area must equal nine square feet. As for ladder requirements, window wells that are deeper than 44 inches are required to have a permanently mounted escape ladder. This ladder may encroach into the well, but only up to a six-inch maximum. The maximum distance between the ladder rungs is 18 inches. The rungs must be at least 12 inches wide and project a minimum of three inches and a maximum of six inches away from the wall.

Ohio Code Requirements

Finished basements and basement bedrooms must have two ways out:

  • Steps to the first floor
  • Emergency-egress window or door to the outside

These must permit occupants two ways to escape and allow a fully outfitted firefighter two ways to enter during an emergency. They must meet the Ohio Board of Building Standards, Ohio Building Code section 4101:1–10-01.
